Our block management service is built around delivering control, consistency and long-term value to our clients. What We Do

Day-to-Day Management

We take responsibility for the day-to-day operation of your building, making sure everything runs smoothly, efficiently and to the expected standard. Through regular oversight and a proactive approach, we help ensure issues are picked up early, action is taken promptly and the property continues to perform well over time.

Maintenance and Contractor Co-ordination

From routine maintenance through to larger projects, we oversee works to ensure they are completed properly and to the required standard. This includes managing contractors, monitoring performance and helping to ensure that the condition and presentation of the building are consistently maintained.

Financial Oversight

The management of a property’s finances is perhaps the single most important task that we have, and we manage our clients’ funds as if they were our own. All service charge and reserve funds are held by FTJ in separate, dedicated trust accounts, ensuring maximum safeguarding. Our Property Management Team has been responsible for over £200 million of service charge funds throughout their careers, with many individual annual service charge budgets exceeding £3 million. We do not apply mark-ups or hidden costs to property expenditure and invoicing. The cost our clients pay is the cost of the invoice, no more and no less.

Communication and Reporting

We ensure service charge funds are handled with complete transparency, supported by regular reconciliations and detailed reporting to provide clarity and control at all times. Our financial management service includes easy-to-understand service charge statements, service charge budgets, quarterly financial reporting, bank statements, live bank balances and end of year service charge and company accounts. This gives clients clear visibility of their building’s financial position and confidence in how funds are being managed.

Compliance and Day-to-Day Support

Alongside the operational and financial management of the building, we help ensure that the property remains compliant and properly supported. Through regular inspections, ongoing oversight and a proactive approach to building management, we work to maintain standards, address issues quickly and support the long-term performance of the property.
